Merry Christmas from my Family to You and Yours,

Happy holidays and welcome winter break. While real estate activity has been predictably slow over the past few weeks; a condition that annually leads to a lull between Thanksgiving and Christmas is standard.  The lower end in Incline has been the clear exception.  Property under $700,000 has been red hot!!  Multiple offers are the norm on the good ones and certain market firming is upon us in all of Incline, Martis Camp and Northstar.  Following typical patterns, I am likely to meet a good number of people this week prior to Christmas, go dark for 72 hours around the holiday itself, then see an exceptionally high volume of activity during the week of New Years.  I have found that the holiday proper are often strictly scheduled with family gatherings and other activities.  It is always my intention to create relationships with the families during this time and provide sufficient insight so as to warrant a quick return to begin looking at properties in earnest.

I will be on-base and ready to meet up with you during the entire holiday season.  I can help with most anything you might need to know including ski conditions, the best shows or even a dinner recommendation.

With the high season upon us and very little natural snow on the ground we find ourselves in a fascinating position here in Tahoe. Northstar has absolutely maximized the opportunity with more terrain open and accessible, with quality conditions, than nearly all other North Lake Tahoe resorts combined. All 4 of my Children are season pass holders at Northstar and the Ski reports are awesome.  Anticipating that the crowds will come to enjoy Christmas in the region regardless of snow conditions, I have no doubt that Northstar’s market share will be extraordinary as the place to ski during marginal snow coverage everywhere else. I also believe that these conditions may be conducive to better than normal real estate activity given clear highway access access and greater disposable time.  The market share created by the resort may also provide an opportunity to expose all that Northstar and Martis Camp has to offer to consumers who would otherwise be at other mountains. With the Promised Land Express and new Zephyr Lodge set to open for the first time tomorrow, Northstar will shine brightly.  And don't forget about Diamond Peak, here in Incline Village.  I can hear the snow making nozzles making snow 24/7 from my house.  I can tell you first hand the skiing is excellent!!!
