We have our first deep freeze coming this week to Lake Tahoe.  The following are some tips to prevent damage to your home and help get ready for winter conditions.

  • Shut-off and drain irrigation, remove and store back-flow device in warm, dry area.  Turn off sprinkler timers and replace 9V batteries.  Detach all hoses from hose bib and store in warm area for use in case of fire in winter.
  • Set home thermostat to 55 degrees, test run system, replace/clean all filters.  Replace/test all fire/smoke alarm batteries.
  • Close/restrict all crawl space vents to prevent cold air to reach home plumbing.  Check for torn screens to prevent critters from getting in.
  • Add winter fertilizer to landscaping/lawns, tye up all shrubs (snow will flatten out scrubs) and treat for moles and voles.
  • Put away all yard tools, toys, items that may get buried with snow.  Clear all roof gutters, roofs of debris, check and test snow-melt system.  Trim all dead tree limbs. (snow-loads will break off dead limbs)
  • Order and stack fire-wood, inspect and clean fireplace and chimney.  Post Chimney flue instructions and keep closed while not in use.
  • Service and test start snow-blower, have premium fuel on hand.  Get snow shovels ready.  Order winter snow-removal contract.
  • Winterize/service all vehicles, add antifreeze, wiper fluid, check/test tires, belts and batteries, change to winter wipers and crank-case oil viscosity.
  • Service and lubricate all locks, doors and especially you large garage doors.
  • If out of town and your home does not have hydronic heat, fire sprinklers, turn off water service at the customer service valve.  Do not touch the valve at the water meter, big fine from IVGID.  Any questions on water management call IVGID  775.831.1203
  • Post written directions in your home for guests.  Include water shut off, heater operation, fireplace use, ect.  Include and emergency plan and directions.  Include emergency contact information for you in-case emergency crews enter home while you are away.
