Notice of Defaults and Notice of Sales Dramatically Decrease in 2011 in Washoe County

Better days could be ahead if this trend continues.  This is a clear indication of less available distressed properties.  As in Incline Village a very small proportional of the total sales resulted in distressed sales in 2011.  The 2011 trend is considerably better than 2010.  Read on.  Tim Lampe.

Year 2010 – 8,109 total

Year 2011 – 4,367 total

46% decrease

Notices of Sales (NOS):

Year 2010 – 6,402 total

Year 2011 – 5,353 total

16% decrease

Trustee’s Deeds (TD):

Year 2010 – 5,234 total

Year 2011 – 5,456 total

4% increase

According to my accumulated accounts for Incline, I show 119 NODs for 2011 (2.7% of the total) compared to 154 for 2010 (1.8% of the total) and 119 Notices of Sale in 2011 (2% of the total) compared to 162 for 2010. (2.5% of the total)

Incline Village Winter Watering Tip

Winter watering tips:

With virtually no snow pack so far this winter, I have had several calls about whether or not to water your gardens. These are my recommendations for the Tahoe and Truckee areas only. Lower elevation cities (Roseville, Cisco Grove, Reno, and Carson City) should be watering once or twice a month until there is regular precipitation.
Let’s look at the facts; all plants go dormant in the fall based on fewer sunlight hours and temperatures. So far fall and winter have been normal considering these factors.
It’s cold at night (at or below 25) and not much warmer during the day (30-40 degrees). And the amount of daylight hours are few as is normal at this time of year.
And the ground is frozen. Try sticking a shovel into the soil around your house. Hard! Any water applied will not penetrate the soil easily and could add a lot of time to the project. You would have to apply the water slow enough so it seeps into the ground.

A report from the Colorado State University states that if air and ground temperatures remain above 40 degrees, with no snow pack, then watering is advised. Once or twice a month. Depending on the plant type (how deep are their roots), applying 5 to 15 minutes of water is recommended.
“If conditions are this way how do I water?” you ask. If you have a sprinkler system you can use that.
But what if it has been winterized already? The only alternative is to hand water your lawn and/or gardens. This could be a big undertaking if you have a substantial landscape.
If you DO decide to hand water, don’t forget to remove the hose from the hose bib when you are done. You wouldn’t want any freeze damage done to the hose bib, and house, afterwards.
If the lack of snow persists, watering earlier in the Spring may be necessary.

Incline Village Real Estate Weather Update

After a brief burst of winter, Incline has returned to a dry weather pattern, and unfortunately, it appears we will be stuck in this mode for a while. While the the ridge of high pressure that's upon us now is neither as strong nor as well placed to block our storms as the one that persisted for weeks earlier this season, it is still doing the job for now. Several storms have made is as far south as the Oregon border and into extreme Northern California, only to break down as they reached the Northern Sierra. And we will see more of that over the coming days.

A Pacific storm moving through Southern Oregon this morning is forecast to brush past the Northern Sierra on its way east this afternoon, bringing clouds, some wind and perhaps a slight chance of showers to areas as far south as Interstate 80. But snow levels will be rather high, at or above 7000 feet, and the moisture will be limited, so this system appears to be more of a nuisance for us than anything.

After that the ridge of high pressure will strengthen across the region, bringing another balmy, spring like weekend to the Tahoe Basin. Highs will be several degrees above normal Saturday and Sunday.

The ridge looks to flatten a bit late Sunday, with a storm system pushing its way inland by Monday. But the forecast models are in serious conflict about what happens next. One of the models shows the ridge holding tough and pushing that storm to the north, keeping Tahoe mostly clear and dry. Another model has the storm digging down the coast and bringing rain and snow to the region by Tuesday. The weight of evidence at the moment, unfortunately, seems to favor the high pressure scenario, and another extended dry spell.

We are probably looking at the second week of February for the next chance of a major pattern change and some storms that could bring significant accumulation.  Stay Tuned.  Tim Lampe
